Lovely place. Was empty due to time of d at and had a chance to visit with the older lady who works there. She is a very lovely person and we talked about her travels for about 10 minutes! The Boba Tea and waffle were just a reward for the visit!

The waffles I've ordered in the past are good. This time they were over cooked and burnt in some places. They were out of boba.

I got the milk tea boba at 50% sweet and no ice. Usually I find 50% to be the best sweetness level at other places, orherwiseita just too sweet , but I could have gone a little sweeter here and been happy too. I will try 75% next time. Taste is good and boba is just right.
